What is your per square foot price?
|

|
A.
Package prices vary dramatically based on the design of your home and how it is outfitted. Our
stock home packages range between $40 and $75 per square foot. Keep in mind that things like
porches, decks, balconies, garages, and sunrooms add expense without adding "living space" square
footage, so they can skew your package cost per square foot to the high side. Likewise, basements
are inexpensive comparatively, and will skew your cost per square foot downward IF you include the
basement square footage in your calculations.
As can be expected with any site-built, custom home, turnkey prices also vary dramatically
depending on your site conditions and finishing choices. Most of our homes finish nicely in
the $125 to $200 per square foot range. Pristine view lots with lots of earth work, long
driveways, deep wells, and advanced septic systems can easily add $60,000 to $80,000 to the cost
of your home project and skew your turn-key price to the high side of this range and even
beyond depending on the circumstances.

What is included in your packages? |

A.
Sunrise home packages are one of the
most comprehensive in the industry. Unless requested otherwise, all the material for
the "structure" of your home is included. This includes all the framing both inside and
out (posts, beams, and hardware included), floor systems, roof sheathing, siding, windows,
doors, and a complete cedar trim package (inside and out). What is not included is: roofing
finish (felt, flashing, surface), insulation, land, sewer or septic, site prep, power, water,
foundation, electrical, plumbing, appliances, cabinets, heating & cooling systems, stains,
paints, floor coverings, and labor.
In addition to all the materials that Sunrise sources and provides, we also include a full
collection of custom home services. These include complete custom home design work, full
drafting & blueprinting, site visits (in most cases) to make sure your home is designed to
match your unique lot, and a builder referral service.

What options do I have?

We offer a wide variety of options for you to choose from starting with the framing
system and working through the siding, roofing, windows, and doors. If it is available,
we can provide it.

What limitations do you have from a design standpoint?
|
|
|
A.
The laws of physics and gravity are the only limitations we have on our end. On your end, you will
have limitations based on your building site and your budget (for most of us). Our "stock" home designs
are intended to be a starting place, not the answer to your dreams. Likewise, you may find your
inspiration elsewhere and we will work with you to make your design dreams come true.
Don't let the knowledge that our homes come with all the structural material "pre-packaged" limit your
ability to understand that these are "fully custom homes". Many builders describe a home as "custom"
if it is built on your site and you get to choose the floor coverings and appliances. At Sunrise
a "custom home" begins with the design process and carries through to every aspect of the
construction. No compromises, no limitations.

Where do you ship your packages?

We ship all over the United States and even over seas. Delivery costs are dependant upon
where the package is being shipped to and the weight of the package or the volume of the
package (depending on your circumstances). Freight is passed on to the customer
at our cost.

Do you have a dealer in my area?
|
|
|
|
A.
One of the primary sources of frustration in our industry stems
from dealers not doing their jobs well (Google our competition for more details). We have eliminated this
source of frustration by working directly with our clients worldwide. Many of our home projects involve
clients that live in remote locations, some of whom we never have the pleasure to meet in person. Modern email,
fax, and delivery services make anything possible.

What kind of warranty do you offer?
|

A.
We offer an in-house limited 1-year warranty on our home package materials. We also
offer a 10-year warranty for all the structural components of our sunrooms. In addition, we
have a 20-year warranty against failure on all overhead glass, and a lifetime warranty against
failure on all vertical glass in our sunrooms. The original manufacturer's warranty applies to
all other components of our packages.

| Q.
How do you handle damages or shortages at delivery? |
|
|
A.
We conduct quality control checks on everything before it leaves the plant, but if upon
delivery there is a shortage or damaged material and it is determined to be our fault, the
solution will be our responsibility. In these cases, depending on the location of the
building site, we will either ship a replacement at our expense, or authorize the builder to
purchase a local replacement and bill us for the expense.
